roommate question

so my roommate and i moved into our place now in feb. and signed a year lease. fast forward to now and he wants to leave for 2 months and go to san Francisco for a job for a whole 2 months which i didnt have a problem with since he has signed a lease and all but now he has a post on craigslist looking for a roommate for those two months which i dont agree with....it started off it was going to be someone he knew off a local car forum which we are both on but now since he has done this i am pissed....he is just trying to leave to this job so he will let the 1st person he meets he will probably let move in and i am worried i have tons of car parts and pc stuff and i dont really want to come home to nothing since im sure the kind of person you let move in for two months isnt going to be the greatest and im sure they will just walk off with all my stuff...he told me he is coming back in sept for school again.... so what are my options? i plan on talking to the landlord and seeing what he has to say since i think sub-letting is something he cant do

that's why you need to sublease and make sure it's in your binding contract that only the original leasers are allowed to live in the apartment. unless he finds a wealthy crackhead that needs a place to stay for a couple months,he won't find anyone. he's getting a job, so tell him to pay up front.

Yeah i would not let him do that either. You cant just have someone live there for two months.

then you can be by yourself for that time
plus you wont have your stuff taken by some scumbag

as most others have said, have him pay in advance, for his portion of the rent, obviously he had planned on paying that rent all ready (at least if he's got half a brain about budgeting), and even with his trip to SF, he's bound by the lease to pay the rent.

Most leases do not allow for subletting (with few exceptions).

The other idea would be to find someone from you college who might be an out-of-stater, who would be interested in renting the space for storage of their belongings etc for the summer months, or who might want to have a place to live for the summer before moving back into dorms (find yourself a hot freshman girl fool!)

Also keep in mind that if the lease does not specifically prohibit your roommate from subletting and the landlord allows it that you MAY not have a say in the matter. If you are both on the lease, and the lease does not prohibit you from subletting then your roommate may have the right to find somebody to cover for the two months.

I'm certainly no lawyer, but just something to keep in mind. Find the original lease and see what it says about subletting. Most "standard" leases will prohibit subletting unless permission is granted from the landlord.

like most said........ make him pay the 2 months upfront and enjoy he peace and quite..... that or talk to the landlord and tell him waz up and that your not OK with someone you dont know moving in for a short time! which i would never be either! if your room mate thinks that stupid then he should just pay the 2 months and shut the hell up or you should both talk to the landlord and see if you can buy out the lease... and go find a new place by yourself...

ive had enough with bad roommates before...... my first room mate i stayed with and delt with her for 10months and on the 10th month i had enough! i started moving my stuff out, paid my last half of the rent for the end of the lease by check to the office telling them waz up and i loved back in with parents.

and my last roommate was my best friend and me and him were cool as hell for the whole time till his wife to be exwife was hiting him HARDCORE with child support for there 2 kids and he couldnt afford paying rent anymore so he moved down south with his family down there and havent really talked to him since
best roommate ive ever had....

its hard to find a true roommate that respects your space/ sleep/ and stuff!

Im going to hate my roommate in college. My stuff will be too easy to be taken especially if his stuff is...2-3ft from my stuff.
Living by yourself would cost more, but you dont need to worry about people stealing and them doing this type of ****.
