I think I may do it
Well I have not talked anyone on the forum about this but I plan on investing in realestate. I located a 12 unit apartment building down the road for $345,000 and another 36 unit apartment across town for $600,000 and am thinking I may go for it

Rentals always seemed like a good idea to me. Make sure you either A) are ready to devote your life to unplugging toilets and the such or B) hire someone to be on call to handle things like that.
Other than that, you just get paid for owning something... not too much easier than that.

Well I am kinda a "Jack of all trades" but the master of none lol so I can do a majority if not all work on a place to cuty down on cost and the prices these places are going for sets them up to pay for themselves and put money in my pocket. I have figured it up and at full occupency(sp?) I can pocket around $30k a year.

i would say go for it if you really know what you are doing. a lot of people buy apartment complexes and have all these visions and dont follow up with it. these can be very profitable. i say go for it marty, if you can afford it man.

to the OP: make sure you do a lot of research about the general location of this complex. Also, it's a very good idea to hire an inspector, just to be safe. For all you know, the building could be in a horrible condition (can't always judge that by the looks alone)
